After filling out this form and submitting it to Gorial Realty LLC staff, you will be notified of mobile home communities for sale.

Once your application is approved, you will receive notification of details of the acquisition program that we suggest. You will receive a contract proposal that will spell out the details of our suggested program. After you have had a chance to review the proposal contract, we are happy to answer questions you may have about the details in the contract. When the proposal contract is accepted and initiated you will receive a username and password to our investors backroom where deals that match your buying criteria will be posted for your private review.

Anytime a deal is posted you will be notified. The backroom will typically show you the last three years actual income and expenses as well as year-to-date financial figures. It will be accompanied by the brokers opinion and pro-forma budget so you can see our opinion of the properties financial forecast. An interactive spreadsheet which will be adjustable on your end and will show you the financial details such as the cash on cash return, cap rate, annual return on investment, debt coverage ratio and so on. A complete rent roll will give you the accurate picture of the current tenant base. The rent roll will be adjustable so you can toggle numbers up or down so you can make your own assumptions.  A certified customer balance summary will give you a good financial snapshot of the collections at the subject property and pictures of the property will be posted so you can get a glimpse of the pride of ownership.
